What happens if the home inspection reveals problems?

  • If your home inspection reveals any problems, it is important to understand the severity of the defect. For example, a missing shingle or dirty air filter can be easily fixed at a low cost.
  • However, if the defect is more extreme, such as a major foundation crack, an outdated electrical system, wood-destroying organism infestation, or evidence of mold, you should find out how these problems can be addressed, and whether you can negotiate their cost with the seller.

What to Expect from Our Central Arkansas Home Inspections


We agree to conduct an inspection for the purpose of informing the CLIENT of major deficiencies in the condition of the property. The inspection and report are performed and prepared for the sole, confidential, and exclusive use, and possession of the CLIENT. The written report will only include the status of function and safety of the following:

 

• structural condition and foundation

• electrical, plumbing, water heater, heating, and cooling

• quality and condition of major installed systems

• kitchen appliances

• general interior, roof, gutter, chimney, drainage, and grading


Maintenance and other items may be discussed, but they are not part of the inspection. The report is not a compliance inspection or certification for past or present government codes or regulations of any kind. The inspection and report do not address and are not intended to address the possible presence of, or danger from, any potentially harmful substances and environments hazards; including but not limited to radon gas, lead paint, asbestos, mold, mildew, urea, formaldehyde, toxic or flammable chemicals, and water and airborne hazards. Also excluded are inspections of, and reports on, swimming pools, wells, septic systems, security systems, central vacuum systems, water softeners, sprinkler systems, fire and safety equipment, and the presence or absence of rodents, termites, and other insects.

Purpose & Scope of an Inspection with McClain

Home inspection services performed using this Standard are intended to provide the client with information about the condition of inspected systems and components at the time of the home inspection.

Structural System

The home inspector shall inspect structural components, including the foundation and framing.

Limitations & Exclusions

The home inspector is not required to perform actions, services, to make determinations, or to make recommendations that are not specifically stated in this Standard.

  • Wall coverings, flashing, and trim

  • Attached and adjacent decks, balconies, stoops, steps, porches, and their associated railings
  • Eaves, soffits, and fascias accessible from the ground level

  • Interior water supply and distribution systems including all fixtures and faucets
